Purchased from Nationwide home in Goodland, KS. House was built in Plainville, KS to Colorado specs. Consequently it has 2x6 walls and heaviest insulation package available at the time.


This is the closest floor plan picture I could find. The layout of our house
is similar (in location of rooms) although there are differences in the specifics
(like locations of bathtubs for example). The house for sale does not have a
basement under it so there is no staircase cutting into the bathroom and bedroom
4 as shown on the floor plan

One month before we moved our AC kicked the bucket so we had to put a brand
new Bryant AC in.
We replaced the stock light fixtures in the dining room.
And in the living room. We also installed a very nice high-end ceiling fan in
this area.

There have never been any pets or smokers in this house.
There were children in the house so there are some minor nicks and mars on the walls as well as an occasional minor stain on the carpet.
The tub in the second bathroom does have some hard water stains on it.
The whole house was guttered by A-1 Seamless from McCook, NE.
According to the folks at Schult it is possible to put this house on a basement if needed.
The skirting can either go with a buyer or I'll dispose of it. It is concrete board and was a real bear to work with.
All concrete blocks sitting under the house will go with the house (if the buyer so desires).
The air-conditioner is essentially brand new. We had to have it installed for about $1800 with only one month of summer left.
I have kept heat and water on during the winter to avoid pipes freezing and/or drywall cracking.
We are very flexible on when this house has to be moved. I would prefer that a buyer moves it before the end of the year, however I'm willing to work with a buyer on this topic.
Why are we selling this house?
Our children are mostly of school age now and we found ourselves on the road all day meeting different obligations and participating in activities in town. As such it became apparent that living a long ways from town in the country was not an optimal option for our family and we thus decided to move to town. We really enjoyed this well built house and living in the country. The wide open floor plan of the house was really nice, especially when the kids were young. This house was very energy efficient using propane for heat/water/stove and electricity for AC. I'm sure this will make a very nice home for many, many years for a family living either in the country or in town. All propane appliances can be readily converted to natural gas if needed.
We are listing this house (with deck and porch) for $59,000. As it's hard to get a good feel for the used manufactured home market I opted to start with our initial purchase price + all additions (like gutters, deck, porch, etc.) and then this "starting value" was depreciated annually at 4% across eight years. Using a $59,000 price, the house comes in at $31.38/sq ft.
As this house must be moved, I wanted to put the selling price in a favorable price per square foot range. A cost of approximately $9000 - $11,000 would be incurred to move the house to a new location (figuring a 25 mile move). Factoring another $5000 for setup, skirting, hooking up utilities, etc., a person could be moved into this house for around $74,000 ($59K for the house, $15K for moving and setup), or $39.36/sq ft. For comparison purposes, most stick built homes that are ready to move in cost between $80-$120/sq ft while a new manufactored home built to similar specs as this home would be in the $65-$75/sq ft range.
